RICS Valuations

An RICS valuation is an expert evaluation of a property’s market value which takes into consideration many elements. Valuations are needed for many purposes i.e. probate or transfer of estates, Help to Buy, Shared Ownership, Leasehold Valuations, matrimonial, divorce settlements and financial and tax planning.

We provide expert, independent property valuations prepared by an RICS Chartered Surveyor and RICS Registered Valuer, in accordance with the RICS Valuation – Global Standards (the Red Book). Our valuations are clear, well-evidenced and suitable for formal purposes, including submission to solicitors, accountants, lenders, housing associations and HMRC.

RICS Valuations for Probate and other Purposes

We regularly prepare probate valuations, and we understand that instruction often follows a bereavement. We aim to make the process straightforward and respectful, carrying out the inspection promptly and preparing the valuation report without unnecessary delay. Our probate valuations are supported by market evidence and written clearly to withstand scrutiny, while recognising the sensitive circumstances in which they are required.

We also undertake valuations for shared ownership and staircasing, including valuations for housing associations and leaseholders looking to purchase additional shares. These valuations reflect the specific terms of the shared ownership lease and are prepared strictly in accordance with the Red Book and relevant guidance, ensuring they are accepted by registered providers and other stakeholders.

In addition, we can provide valuations for a range of other purposes, including divorce and matrimonial matters, estate planning, business or accounting requirements, and general residential valuation advice. Each instruction is considered carefully so that the valuation basis and assumptions are appropriate to the purpose of the report.

We operate across London and surrounding areas offering a personal, responsive service. If you are unsure which type of valuation you require, we are always happy to discuss this at the outset and confirm the most appropriate approach before you proceed. Take advantaged of our no obligation, 30 minute free consultation.
